No more repainting
uPVC boards do not need painting every few years, which is the maintenance job most people stop doing on a two-storey London house long before the timber fails.
Repair and replacement of the roofline that supports your guttering and protects your roof from moisture.
Get a roofline surveyThis page is for anyone in South and West London with peeling, soft or rotten boards along the edge of the roof, or with gutters that have started to sag away from the wall. K & M Roofing Solutions repairs and replaces fascias, soffits and bargeboards on Victorian and Edwardian terraces, semis and commercial buildings.
Most of the housing stock we work on still has its original softwood roofline, and it fails in a predictable order. The paint film cracks, water gets behind it, the board takes up moisture and cannot dry, and the timber goes soft from the back where nobody sees it. Because that board carries the gutter, the first visible symptom is usually the gutter dropping or leaking rather than the board itself. By then the rafter ends behind it are often wet too.
The other half of the job is ventilation. A soffit is not just trim: it is where air enters the roof space. When original soffits are boarded over solid, or replaced badly with no vents, the loft stops breathing and condensation forms on the underside of the roof, which rots the timbers from inside and looks exactly like a leak. Replacing a roofline is the moment to put that right.

New soffits are vented to current practice, so the roof space breathes again and stops forming the condensation that rots rafters from inside.
The guttering has to come off to replace the fascia behind it, so doing both in one visit costs far less than paying twice for the same access.
We cut back and treat any wet rafter ends before the new board goes on, which stops the rot spreading into the roof structure itself.
Rotten softwood fascia removed, rafter ends inspected, cut back and treated where they are wet, and new uPVC fitted with the gutter re-hung to the correct fall. This is the board doing the structural work, so it is the one that matters most.
New soffits fitted with continuous or circular vents that meet current ventilation practice, restoring airflow into the roof space. Where a previous replacement boarded the eaves over solid, this is usually the fix for unexplained loft condensation.
The sloping boards at the gable end renewed and the verge detail sealed, which on an exposed London gable is where wind-driven rain gets in behind the roofline.
Where the existing boards are genuinely sound, uPVC capping over the top is a cheaper option. We will only recommend it if the timber underneath is dry, because capping over rot simply hides it.
Full roofline and rainwater replacement in one visit, sized and set to a proper fall, which is the sensible way to do it since the gutter has to come off anyway.
See our guttering servicesWe check the boards, probe for soft timber, look at the rafter ends where we can and inspect the loft for the condensation that points to blocked ventilation. Under an hour on a typical house.
You get photographs and an itemised price separating fascia, soffit, bargeboard, guttering and access, so you can see what each part costs and stage it if you want to.
Scaffold or tower goes up, with a pavement licence arranged where the property fronts straight onto the footway. Usually the same day the work starts on a domestic property.
Gutters and old boards come off and the rafter ends are exposed and checked. This is the point where we find out whether the rot has reached the roof structure, and we tell you before we go further.
Wet rafter ends cut back and treated, new fascia, soffit and bargeboards fitted with proper ventilation, and the guttering re-hung to the correct fall. A standard two-storey house takes two to three days.
We flush the re-hung guttering, check the ventilation path into the loft is clear, clear all waste and issue the 10-year workmanship guarantee in writing.
