Which roof do you have?

Flat roof

You cannot see it from the street, and it sits over a rear extension, a garage, a dormer or a whole commercial block. The surface is felt, rubber, fibreglass or a liquid finish rather than tiles, and water tends to sit on it after heavy rain.

Pitched roof

It slopes, you can see it from the pavement, and it is covered in natural slate or clay or concrete tiles with a ridge running along the top. This is the standard roof on Victorian and Edwardian terraces across South and West London.

Metal roof

The surface is profiled sheeting or standing seam panels with visible ribs running down the slope, usually on an industrial unit, warehouse, retail shed or a modern extension. Rust at the fixings and along the sheet laps is the usual first sign of trouble.

We come out, get onto the roof or fly it by drone where access is difficult, and work out what is actually causing the problem. Most surveys take under an hour.

Report and itemised price

You receive a written report with photographs and an itemised price covering labour, materials and access, normally within two to three working days.

Works carried out

We agree a start date around your access and opening hours, protect what needs protecting and keep the site tidy throughout.

Final check and guarantee

We inspect the finished work, clear all waste from site and issue your 10-year workmanship guarantee in writing.

If it slopes and you can see slate or tiles from the street it is a pitched roof; if you cannot see it from the ground and it sits over an extension or a commercial block it is a flat roof; if it is ribbed metal sheeting it is a metal roof. Those three cover almost every building in South and West London. If you are still unsure, send us a photograph and we will tell you which page applies and what it is likely to need.

K & M Roofing Solutions works for homeowners and landlords on terraces, extensions and garages, and for managing agents and facilities managers on offices, retail units, apartment blocks and industrial roofs. The survey, the reporting and the 10-year workmanship guarantee are the same whichever you are.
Repair, if the structure underneath is sound and the problem is localised. A flat roof with a dry deck can usually be sealed rather than stripped, and a pitched roof with sound timbers often needs slates and flashings rather than a full re-roof. Replacement makes sense when the deck or timbers have gone, or when repairs have stopped holding. The survey tells you which of those you are looking at, and we will say so plainly.
An active leak into an occupied room comes ahead of routine work in the diary. If water is coming in now, phone rather than email and we will tell you honestly when we can be there rather than booking a slot we cannot hold. Routine surveys are booked for a time we agree with you. We are based in Croydon and work across South, West and Central London.
Every completed job carries a 10-year workmanship guarantee, issued in writing when we sign the work off. Flat and metal roofs finished with HYDRONYLON also carry a separate 10-year product guarantee issued by HYDRONYLON LTD, which covers the system itself and stands independently of us.
Yes. Re-roofing, replacing a flat roof deck and upgrading insulation are notifiable under Building Regulations Part L, and we handle the notification and sign-off as part of the job. Most roof repairs and replacements are permitted development and need no planning application, but conservation areas and Article 4 directions can change that, and we will tell you at survey stage if your property is affected.
