Renovation usually means restoring a building towards its original condition, repairing what is there and putting right structural elements. Refurbishment means upgrading it to a modern standard, with new fittings, finishes and services rather than a like-for-like restoration. In practice most London projects are a mix, and the distinction matters mainly for how the work is specified and priced. We use refurbishment for what we do because it describes upgrading rather than restoring.
Yes, both. Many loft conversions and rear extensions fall under Permitted Development and need no planning application, but conservation areas and Article 4 directions change that, and we will tell you at survey which applies to your address. Building Regulations approval is separate from planning and is required regardless, and we handle the notification, the inspections and the completion certificate as part of the job.
Both, and the work is set up differently for each. Homeowners get a single itemised quote and a programme built around living in the house. Managing agents and landlords can instruct across more than one property, and get insurance documentation on file and photographic reporting after every visit that can go straight into the building file.
Individual jobs are fine. If you only need one room plastered, the exterior rendered to deal with damp, or a bathroom replaced, we will quote for exactly that. The reason to bundle work is practical rather than commercial: if scaffolding or a strip-out is needed anyway, doing the related items at the same time avoids paying for the same access twice.
Every quote follows a free survey, because pricing building work from a description is guesswork. You then get an itemised quote broken down by element, so you can see what the structure, roof, services and finishes each cost and drop items if the budget requires it. Where we quote market figures for context they are labelled as indicative 2026 market rates rather than our price, and the binding number is the one that follows the survey.
Every completed job carries a 10-year workmanship guarantee, issued in writing at sign-off. Where the project includes roofing, the roof is covered by the same guarantee, and flat roofs finished with HYDRONYLON carry a separate 10-year product guarantee issued by HYDRONYLON LTD. Manufacturer warranties on windows, boilers and fittings are separate and we pass on the documentation.
