Six kinds of Croydon roof, from Victorian slate to new towers

Croydon is not one housing stock, it is six, and each of them fails differently.

Around the town centre and Addiscombe sit Victorian and Edwardian terraces alongside larger houses of the same period, a great many of which were divided into flats decades ago. Those conversions are where roof responsibility gets complicated, because the covering, the parapet and the rainwater goods usually belong to the freeholder while the leak is reported by whoever lives on the top floor.

Broad Green, Selhurst, South Norwood and Norbury carry denser Victorian and Edwardian terracing: narrower plots, slate front slopes, shared party walls and rear additions with flat roofs behind them.

Park Hill has the Wates estates built in the 1960s and 1970s, a different proposition again, with flat and shallow-pitch roofs designed as a system across a group of buildings rather than house by house.

Out towards Shirley and Waddon the stock turns interwar: semi-detached houses with concrete interlocking tile, hipped roofs and the deep eaves of the period. Postwar housing and blocks fill in between.

Then there is the town centre itself, where regeneration has added new residential towers including Saffron Square and Ten Degrees. Those are managed buildings with large flat and podium roofs, and they are maintained on schedules rather than repaired when someone notices a stain.

Being based here means we see the same six things repeatedly, and two of them are almost specific to Croydon housing of a particular age.

Nail sickness on Victorian slate

On CR0 slate roofs of this age the slates themselves are often perfectly sound while the nails holding them have corroded away. Individual slates then slip out of the slope one at a time, usually after wind, and re-fixing them singly becomes a standing appointment. The judgement call is when repeated slipping stops being bad luck and becomes evidence that the whole fixing generation has gone, at which point re-covering the slope is cheaper than another five years of callouts.

Flat roofs on 1950s and 1960s extensions

A large share of Croydon houses gained a rear or side extension in that period, and a lot of them still carry something close to their original felt. It is long past the end of its service life, it has usually been patched more than once, and the failures now come at the abutment with the original wall rather than in the open field. Where the deck underneath is still dry, these are exactly the roofs an overlay was designed for.

Corroded gutters and downpipes feeding damp

Croydon has enough surviving original rainwater goods that failed guttering is one of the most common causes of internal damp we find here, and it is almost never reported as a gutter problem. Water escaping at a corroded joint runs down the wall behind the pipe, soaks the brickwork season after season and shows up inside as a damp patch that gets blamed on the roof.

Leaks tracing back to bay window roofs

The bay is a Croydon terrace signature and its little roof is one of the most reliable entry points on the building. The lead is small, it moves more than the rest of the roof because it is more exposed, and the junction where it meets the main wall is frequently the last thing anyone checks. The newer residential towers and the commercial stock in central Croydon have large flat roofs under a management contract. The work there is planned rather than reactive, it has to be phased so the building keeps operating, and the deciding factor is normally whether it can be done without a hot works permit above occupied floors.

Drone roof surveys in Croydon

Nail sickness is a pattern rather than a single fault, and a pattern is what a drone survey is best at showing. A Victorian slate roof in Croydon does not fail in one place: the ferrous nails corrode across a whole elevation over the same few years, and slates begin slipping at scattered points across the slope. From the pavement you see the two or three that have already gone. From above you see the twenty that have moved but not yet fallen.

That distinction decides the money. A roof with three slipped slates is a repair. A roof with slipped slates distributed evenly across an entire elevation is a re-roof, and no amount of patching will hold it, because every remaining nail is the same age as the ones that have already failed. We would rather show an owner that pattern in photographs than tell them about it, and it is not a judgement anyone can make honestly from the ground.

The other Croydon flight is the town centre. The managed flat and podium roofs on the blocks around the centre carry plant, walkways and drainage that were designed for a smaller roof than the one that ended up being built, and getting a person onto them means booking access, a permit and frequently a lift. A survey from the air produces the same condition record without any of that, which is why it is usually where we start on a block.

Twenty-two conservation areas, and Article 4 aimed at specific ones

Croydon has twenty-two conservation areas, which is more than people expect of a borough best known for its town centre. Central Croydon, Park Hill, The Waldrons, Chatsworth Road and the East India Estate are among them.

What makes Croydon different from the inner south London boroughs is how Article 4 is applied. Rather than blanketing large residential districts, the directions here are targeted at particular conservation areas, Chatsworth Road and The Waldrons among them. Within those, permitted development rights are withdrawn for extensions, alterations to the roof, porches and hardstanding.

The practical upshot is worth knowing before you plan anything. If your CR0 address is outside a designated area, the normal permitted development rights generally still apply and a roof alteration may need no application at all. If it is inside one of the areas carrying a direction, a roof alteration that your neighbour a mile away could do freely will need a full planning application.

Either way, like-for-like repair is repair. Re-fixing slipped slates, renewing a failed flat roof covering, replacing corroded rainwater goods with a matching profile or repairing leadwork is maintenance and is not caught by any of this.
