Ten years from completion
Given by K & M Roofing Solutions on all work, running from the day the job is finished rather than from the invoice date. It covers how the work was carried out.
Every completed job carries a 10-year workmanship guarantee, issued in writing. This page sets out what that means, what it covers and what it does not.
Ask us about the guaranteeA workmanship guarantee is the contractor standing behind the way the work was carried out. K & M Roofing Solutions gives one on all work, it runs for 10 years from the day the work is completed rather than from the date of the invoice, and it is issued in writing as a certificate when the job is signed off rather than promised verbally and forgotten.
It is worth being precise about what that covers, because the word guarantee gets used loosely in this trade. A workmanship guarantee covers the installation: how the system was prepared, laid, detailed and terminated. If an upstand was formed badly, an outlet was not dressed in properly or a lap was not made correctly, that is workmanship and it is what this guarantee is for.
What it does not cover is the material itself, because we did not make it. That is a separate guarantee from a separate party, and the difference matters most at exactly the moment you need to rely on one of them.
One thing worth knowing early, because it is the part owners most often do not realise they have: the guarantee belongs to the property rather than to the person who paid for the work. If you sell, it passes to whoever buys the house, for whatever is left of the ten years. That makes the certificate a document worth keeping with the deeds. A buyer asking what has been done to the roof is a great deal easier to answer with a dated certificate naming the work and the system than with a receipt and a recollection.

Flat roofs finished with HYDRONYLON also carry a separate 10-year product guarantee issued by HYDRONYLON LTD, which covers the system itself.
The guarantee attaches to the building rather than to whoever paid for the work, so it passes to the next owner with whatever is left of the ten years. It is worth something at sale rather than ending at it.
You get a signed guarantee certificate at sign-off naming the property, the work, the system used, the completion date and what is covered. It is the document you hand to a buyer.
Two guarantees, two issuers, two different things going wrong. Understanding which is which is the whole subject.
Ten years from the completion of the work, on all work, issued by K & M Roofing Solutions as a signed certificate. It answers the question of whether the job was done properly: preparation, application, the details at every upstand, outlet, abutment and termination. Most roof failures are workmanship or detailing rather than material, which is why this is the guarantee that gets used.
On a flat roof finished with HYDRONYLON there is a second, separate 10-year guarantee issued by HYDRONYLON LTD covering the system itself. HYDRONYLON LTD manufactures it and holds the ETA-23/0735 certification; K & M Roofing Solutions is a certified applicator. Two different companies, two different documents, and the product guarantee stands independently of us.
See the liquid waterproofing system this applies toA manufacturer will not guarantee its system against an installation it did not approve, so a product guarantee is normally conditional on the work having been done by a certified applicator. That is the practical reason to ask any contractor which manufacturer has approved them, rather than taking the certification on the tin as though it transferred automatically.
Read what the certification actually coversIssued at the end of the job and signed. It carries our company details and yours, the address of the property, a description of the work carried out, the system or material used, the date the work was completed, the guarantee period and the date it starts from, and what the guarantee covers and excludes. On a flat roof finished with HYDRONYLON there is a second certificate alongside it from the manufacturer. Keep both with the property paperwork: they go to the next owner when you sell.
Where a job includes components made by somebody else, windows, boilers, decking boards or roofline products, those carry their own manufacturer warranties on their own terms. We pass the documentation on to you at handover rather than folding it into ours, because those are agreements between you and the maker.
There is no form to fill in, no reference number to quote and no claims department to get past. You contact us the same way you did the first time, on either of the numbers or the office email address.
The address of the property, roughly when we carried out the work, and photographs of what you are seeing. The photographs do more than a description, particularly of where water is showing inside. If water is actively coming into the building, phone rather than email.
We arrange a visit and inspect the roof. The first question is always what is actually happening, because a new problem on a roof we worked on is not automatically the work we did. It might be, and if it is we will say so.
If the cause is our workmanship, it is covered and we put it right. If it is something else, a different part of the roof, a gutter, or work a later trade carried out, we tell you what it actually is and what putting it right involves, and you decide what to do.
