How a roof care visit works

Booking

You call or email, or we contact you if we have agreed to look at the property on a regular basis. Routine visits are booked for a time that suits you and whoever holds the keys.

Inspection

We survey the roof, flashings, gutters and roofline, from the ground, at height or by drone where access is difficult. Typically under an hour on a domestic property.

Clearing and small repairs

Gutters and valleys are cleared, and minor faults such as a slipped tile or a loose bracket are dealt with on the spot rather than quoted for separately.

Report with photographs

You receive dated photographs and a written note of what we found, what we did and what needs watching, usually within two working days.

Anything larger, quoted separately

If we find work beyond routine maintenance we itemise it with photographs so you can decide, and there is no obligation to have us do it.

Once a year for most London properties, plus a look after any major storm. Flat roofs are the exception and are worth checking twice, because they drain through a small number of outlets rather than off an open edge. Twice a year is worth it if the building sits under trees, has valley gutters between terraces or has had leaks before, because those are the roofs where debris builds up fastest. Commercial and industrial roofs with gutters between bays generally need two visits a year as a minimum.
We can, and it is how a lot of our landlord and managing agent customers prefer to work. What that looks like is agreed at the survey: how often you want us, what each visit covers, gutter clearing and inspection included, and a photographic report after each one so the building has a standing record. Costs are known in advance, which makes the roof a budgeted line rather than an emergency.

Yes, and a large share of our roof care work is exactly that. We handle portfolios of residential lettings, blocks of flats and commercial buildings, work to whatever access and permit process the site requires, and provide the dated photographic records that agents and insurers ask for. Invoicing and scheduling are set up to suit managed property rather than one-off domestic jobs.
The survey itself is free, including a drone survey where the roof is too steep or too tall to walk safely. Routine maintenance visits with gutter clearing are priced by property size and access, and a planned schedule is generally cheaper per visit than one-off call-outs. Anything we find beyond routine maintenance is itemised separately so you can see what you are paying for, and a binding price from K & M Roofing Solutions always follows a free survey.
An active leak into an occupied room or a tenanted flat comes ahead of routine work in the diary. If water is coming in now, phone rather than email and we will tell you honestly when we can be there. Routine and planned visits are booked for a time agreed with you.
